Williams Drive into two eateries, an office headquarters, and what\u2019s described as \u201c52 professionally managed micro units,\u201d all beneath a solar-shaded rooftop event area, according to project leaders.<\/p>\n<p>The half-acre site was long home to Anna\u2019s BBQ and another barbecue restaurant more recently. Stryant closed on the property in May for $910,000, per\u00a0<a href=\"https:\/\/www.compass.com\/listing\/1976-hosea-l-williams-drive-northeast-atlanta-ga-30317\/1788581514461063081\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>listings<\/strong><\/a>.<\/p>\n<p>&nbsp;<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/fm-connect1.fortmindz.in\/wp-cove\/wp-content\/uploads\/2025\/10\/aKjUiWGNHVfTOK9h_1976HoseaWilliams_conceptrender_V227-1.jpg\" alt=\"How the mixed-use proposal with retail, offices, and micro housing would front Hosea Williams Drive in the heart of Kirkwood's commercial district. According to Stryant cofounder Stan Sugarman, the furnished apartments will have flexible terms\u2014six months or longer\u2014with internet and utilities included in monthly rents. (We\u2019ve asked for details on rents and size of units and will update this story should those come.)<\/p>\n<p>The office portion will be Stryant\u2019s customer meeting space but will also be available for other local businesses to rent, Sugarman tells Urbanize Atlanta.<\/p>\n<p>Beyond the solar panels, sustainable features call for both EV charging stations and no parking requirements, a means to encourage alternate forms of transportation for a site served by city buses and bike lanes.<\/p>\n<p>Sugarman said his company\u2019s goal is to break ground in summer 2026 and deliver the project late the following year.<\/p>\n<p>&nbsp;<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/fm-connect1.fortmindz.in\/wp-cove\/wp-content\/uploads\/2025\/10\/aKjU4GGNHVfTOK9o_1976HoseaLWilliamsDriveJanuary2025.jpg\" alt=\"Overview of the .47-acre property recently purchased by Stryant in Kirkwood. Google Maps\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>Atlanta-based tech company\u00a0<a href=\"https:\/\/cove.inc\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>cove<\/strong><\/a>\u00a0employed its AI-powered feasibility tool called Vitras.ai to help boost the building\u2019s density, \u201ctripling the unit count from 16 to 52 without zoning delays, providing attainable housing in a highly walkable, downtown location,\u201d according to a project description.<\/p>\n<p>Elsewhere on Atlanta\u2019s eastside, Stryant\u2019s recent projects have included affordable housing ventures\u00a0<a href=\"https:\/\/atlanta.urbanize.city\/post\/1960s-atl-motel-reborn-affordable-housing-conversion-photos\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Ralph David House<\/strong><\/a>\u00a0and an infill corner build at\u00a0<a href=\"https:\/\/atlanta.urbanize.city\/post\/reynoldstown-controversial-affordable-homeless-unhoused-project-images\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>111 Moreland Ave.<\/strong><\/a>, both in Reynoldstown. Other Stryant projects in the city include the adaptive-reuse conversion of the 1912\u00a0<a href=\"https:\/\/atlanta.urbanize.city\/post\/first-look-historic-adair-park-school-reborn-affordable-art-force-housing\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>George W. Adair School<\/strong><\/a>\u00a0in Adair Park.<\/p>\n<p>Elsewhere in Kirkwood, around the corner from the downtown proposal, the company\u2019s preliminary plans for an affordable housing venture for formerly homeless people on church-owned property on one of Kirkwood\u2019s best-known residential streets have\u00a0<a href=\"https:\/\/www.atlantanewsfirst.com\/2025\/03\/19\/atlanta-neighborhood-explores-possible-permanent-supportive-housing-informational-meeting\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>caused a stir<\/strong><\/a>\u00a0among some neighbors.<\/p>\n<p>Anna\u2019s, the popular barbecue joint, was in business in Kirkwood for nine years but\u00a0<a href=\"https:\/\/www.decaturish.com\/archives\/anna-s-bbq-owner-retiring-opening-food-truck\/article_08238441-6bd5-5457-aab0-983be904035b.html\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>shuttered<\/strong><\/a>\u00a0in 2022 when owner Anna Phelps decided to retire and open a\u00a0<a href=\"https:\/\/www.instagram.com\/annaandicaliscafefoodtruck\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>food truck<\/strong><\/a>. Following Anna\u2019s closure, the building operated for a while as Georgia Boy BBQ.<\/p>\n<p>The property is situated across the street from another mixed-use hub, Kirkwood Station, built in the
