The site was previously occupied by a single residential dwelling. The existing property had limited density and made relatively inefficient use of the land, given its sustainable location within Wooburn Green, near Beaconsfield.

Brief Transformation

Planning permission was granted for the demolition of the existing dwelling and its redevelopment to provide two purpose-built residential blocks. The approved scheme comprises:
One two-storey block containing 4 x 2-bedroom flats
One two-storey block containing 2 x 2-bedroom flats and 4 x 1-bedroom flats
A total of 10 residential units
The development also incorporates 16 parking spaces, cycle storage, bin storage, and associated landscaping.
Revised plans were submitted, which demonstrated that each flat will benefit from adequate private amenity space. Furthermore, all units are designed to be dual aspect, ensuring compliance with the Residential Design Guide and promoting good levels of natural light and ventilation.

The Outcome

The redevelopment represents an efficient and policy-compliant use of the site, increasing housing provision while maintaining a high standard of design and residential amenity.

It was considered that the development would not adversely affect neighbouring occupiers in terms of noise, light pollution, overlooking, or loss of privacy. The separation distances between the proposed buildings and adjacent properties exceed local planning guidelines, ensuring that residential amenity and privacy were safeguarded.

Overall, the scheme delivers a well-designed, low-rise residential development that integrates appropriately within its surroundings while enhancing the site’s contribution to the local housing supply.
